Renters’ Rights Act: Introducing flatfair Tenant Guarantor

The Renters’ Rights Act is the biggest change to renting in a generation, and the first major reforms will take effect from 1 May 2026. From this date, all new and existing tenancies will move to open-ended periodic agreements, Section 21 will be abolished, rent increases will be limited to once a year, and restrictions on bidding wars and rent-in-advance will come into force.

These changes give renters more stability — but they also mean landlords and agents will need stronger, smarter ways to manage risk.

Introducing flatfair’s Tenant Guarantor

To support the sector through this transition, flatfair is developing a Tenant Guarantor product that offers extra protection and gives landlords confidence when taking on new tenants, particularly in a more regulated environment.
