1️⃣ Poor cleaning
The number-one reason tenants are charged.
If your check-in report says “professionally cleaned,” you’ll need to match that standard when you leave. Pay for a proper clean, keep the invoice, and take photos of hidden spots — ovens, fridge drawers, extractor filters, and skirting boards.
2️⃣ Damage, not wear and tear
Accidents happen — but untreated scuffs, broken drawers, or missing light bulbs are chargeable. Small fixes early on (and honest communication) prevent big deductions later.
3️⃣ Items left behind
That old chair you leave “for the next tenant”? It can cost you £100+ in removal fees. Always clear everything and photograph rooms empty before you hand back the keys.
4️⃣ Missed keys
Your tenancy isn’t over until all keys and fobs are returned. Late or missing keys often mean full lock-change charges.
5️⃣ Unpaid bills or rent
Keep proof of every final payment — utilities, council tax, and rent. Screenshots and receipts close down disputes fast.
